 Headquartered in Austin, Texas, Hat Trick Development  was founded by two experienced partners who have created a Unique Platform that utilizes innovative ownership structures that are tailored to the needs of physicians while creating investments that are redeveloping communities one at a time.

Management Team

Eric Perardi, Co-Founder

 As Co-Founder of Hat Trick Development, and Founder of Perardi Development, and ties to commercial real estate in Austin for over 10 years; Eric has extensive experience with development, leasing, marketing, financial modeling, and equity syndication.  His contributions include 10 medical office projects totaling over 300,000 sq ft across Central Texas and the raising of over $35M of equity for $150M in projects. Eric also was a Founding Managing Partner of Arise Capital Investments (ACI), a large medical office developer involved in developing over 150,000 sq ft of space in and around Austin, Texas. ACI worked with its sister company Arise Healthcare to develop large multi-tenant medical buildings, supporting the growth of their physician-owned hospital network: Arise Austin Medical Center. As the former VP of Development for another medical office developer in Central Texas and a JV Developer and Director of Real Estate Development for an east coast based Medical Office Developer, Eric was instrumental in sourcing new projects and the company’s expansion into Texas.  Prior to real estate development, Eric spent 10 years as co-owner of several production companies in Los Angeles, as well as writing and acting in numerous films and television projects.  Eric attended RPI (Rensselear Polytechnic Institute) in Troy, NY on a Division 1 ice-hockey scholarship where he received his BS in Industrial Management Engineering 

Rick Benson, Co-Founder

 Rick is a Co-Founder of Hat Trick Development and several commercial real estate ventures over the past 25 years. He has extensive experience with development, acquisition, ownership, finance and syndication, and asset and property management. He has been involved with 25 new medical office projects, NNN retail properties, and apartments totaling over 550,000 square feet in 6 states and raised over $35 million of equity for the $150 Million in projects. Additionally he is Founder and Owner of Medam, LLC which provides the overall Asset and Property Management services for the properties.  Rick was also a Founding Partner of Arise Capital Investments (ACI), a large central Texas-based medical office developer which has been involved developing specialized surgical and healthcare facilities in Central Texas. ACI worked with its sister company Arise Healthcare to develop large multi-tenant medical buildings to support the growth of their physician-owned hospital network Arise Austin Medical Center in Central Texas. 

Rick remains an active real estate investor and owner directly and through various family trusts, in properties located in MA, Florida, Texas, and Pennsylvania. He has held a Massachusetts real estate license since 1990. Rick attended Harvard University and received his BA Economics degree in 1981. He played Varsity Hockey and became one of the first Harvard athletes to become a 4-year varsity lettermen.
